Well I have a few answers for you to consider. 1) Pricing. Yes pricing is the #1 reason a house does not sell quickly. If you home is sitting on the market while your neighbors house sold, then maybe your home is not worth as much as you think it is. Real Estate agents press the issue of pricing wisely, but you the seller have the final decision. So consider what the real estate agent is telling you the value of the home is. If it's not what you want, then maybe now is not the right time for you to sell. 2) Dated and or tacky decor. Yes that bright red wall in your bedroom is not what everyone is looking for. Especially not that flowered wall paper in that bathroom. Consider your decor when listing your home on the market. Does it need updating? Will the new owners just love that orange wall in the kitchen? Remember what you like someone else wants to paint over or remove. This can and will affect the offer amount. 3) Condition. The condition of the property makes a huge difference is getting showings and offers. If you have been putting off some minor repairs because "you'll do it tomorrow or next weekend." Well if your house is now for sale then tomorrow is today and you can't wait till the weekend any longer. 4) Bad Location. Is your home located near a power plant? Near high voltage wires? How far is the highway from your home? Do you hear street traffic at night cause you live on a main street? All these things and more about location will affect how long you home is on the market before it sells. 5) Bad Design. Is your floor plan a bit choppy? Do you have areas that are to small to turn into usable space? The floor plan can be overcome, but it will have a lot to do with pricing. Be prepared to entertain lower offers. 6) Fancy home among humble home. Yes it is true that you can over build a neighborhood. Did you build a fancy home with lots of space? Is your neighboring home less square footage? Even though it seemed like a good idea to build that huge fancy home but now that your trying to sell it looks out of place in the neighborhood. Although it will sell it will just take some time. So be prepared to be patient. 7) Frighting photos. I can't stress this enough. If you have listed your home for sale. Please make an appointment with the real estate agent to come back and take interior photos. Give your self a chance to clean the place up. Pretend the Queen is coming for a visit and clean like you never cleaned before. The listing photos are the One and only first impression a buyer will have to decide if they want to purchase your home. Since most buyers purchase a home based solely on the listing photos and never tour the home prior to purchasing it. Photos are essential! Now that the kiddos are back in school here in Southwest Florida. There is even less time to cook dinner. Between homework, after school activities who has the time. 1) You’ll get a better deal if you buy directly from the listing agent.
Not true. The seller has agreed to pay a set commission beforehand. If the buyer has their own agent, the commission is split between the listing agent and buyer’s agent. It makes little difference to the seller either way. In fact, it will likely help you, as a buyer, to have your own representative during negotiations. 2) Agents are paid the entire commission. Definitely not. They are splitting the commission with their broker. It can be as low as 50/50. 3) Agents get paid to drive clients around or show property. Not so. We only make money when a transaction is closed and funded. 4) If you’re not being offered as much as you want for your home, your agent just isn’t working hard enough. Not really. An overpriced home just doesn’t sell. Also, unless it is a cash sale, your home will have to appraise. Your agent has no control over this. Just because your neighbor is asking, more for his home still doesn’t mean that is what it’s worth.. A home that doesn’t appraise will not be financed. Realtors are rich. While real estate can be a big money maker, it’s also true that 20 percent of the agents do 80 percent of the business. It may seem like an agent makes a lot of money at once on a transaction, but real estate is a very expensive business to be in. Yearly and monthly dues and fees to national and state associations, local MLS, fees, and fees to your broker. Plus, the agents pay for gas, signs, advertising, key boxes, websites, professional photography, health insurance, etc. Pretty much anything real estate related comes out of the agent’s pocket. Most are lucky to walk away with 1 percent of a transaction. 6) Realtors are just trying to make a sale, and will lie or stretch the truth to do so. Again, definitely not. Not only are there legal liabilities, a realtor’s business is based off of referrals. They’d rather have you refer three friends than tell three friends about your bad experience. 7) An agent can only show his or her own listings, or those of their sponsoring broker. Not true. A buyer’s agent can show any listing on the market.The agent will make “both sides” of the commission if they sell their own listing to one of their buyers. Although true, that is very hard to do. Most buyers never buy any home the agent currently has listed they usually purchase a home not listed with their agent. 8) Real Estate is an “easy” job since its just “driving around and looking at pretty houses.” Real Estate is VERY hard. It is constant marketing, prospecting, and handling complex transactions. It can be a lot of time and effort with no guaranteed return. It can be extremely stressful. It’s very rewarding to find someone the right property, but until the transaction closes, it’s pretty high stress for the agent. It’s rarely part time. Agents are constantly answering calls, emails and texts. Nights, weekends and holidays included. And it’s not easy either. Agents work with people on the biggest financial transactions of their lives. It’s emotional and complicated. Not just anyone can be an agent. An agent has to be a special person that is knowledgeable, helpful, and very think skinned. We deal with emotional people, rude people and time wasters every day. We have to stay up to date with mandatory continued education classes and be great negotiators. 9) You do not need to talk to a lender until you have found a home to buy. It is better to have financing worked out before you even start to look. If you do find a home you’d like to purchase, you’ll need a approval letter to place an offer. If your potential new home is in a popular area, it may get several offers on the first day. If you’re not approved, you could miss out. Plus, you want to know the amount you’ll qualify for, and not be looking at homes outside of your budget or possibly be able to afford more home than you originally thought. 10) Driving a fancy car or having a bunch of “million dollar listings” is a directly related to how good an agent is. Not necessarily. Some agents have huge, very visible businesses. Some do not. There are plenty of great agents that provide wonderful, personalized service that do not have a billboard or magazine cover. Find an agent that you get along with, who understands your needs. Every seller wants to have an edge of the competition. Deciding exactly what changes are needed may be a bit overwhelming. These small changes will make a big difference to buyers. 1) LIGHTING. Dimmers are in Switches are out! Replace all switches with dimmers. 60 watt bulbs are out and LCD bulbs are in! Switch out all those old bulbs for new LCD bulbs. Making these small changes will Save bulbs and energy.
2) THERMOSTAT. Get rid of that old crank lever and replace it with a new modern digital thermostat. Make sure it is programmable and smart phone compatible, before installing. 3) SHOWER HEADS. This inexpensive item will "wow" buyers. Get a baffled style head that restricts the water flow just a bit. It will save both water usage and keep the hot water tank from running often. 4) WINDOW TINTING. It's not just for cars! Tint the east and west exposure windows, it will dramatically reduce cooling costs. 5) HOT WATER BLANKETS. A must it it's located in the garage. It will keep the water hotter longer in turn saving energy. 6) HURRICANE PANELS. If you don't have 'em get 'em. It's a huge selling feature. 7) SOLAR POWERED BLINDS. Yes solar! They can open/close blinds without manual labor. Federal tax credits may be available. 8) HANDICAP ACCESSIBLE. It does not mean make the home handicap accessible. It means install grab bars in the bathrooms by the toilets and in the shower. Install touch faucets in the bathrooms and kitchen. Make sure there is amble lighting in these areas.
